Rates & Policies
Our engaging ranch welcomes guests of all ages. Each of our ranch homes & suites require a 2-night minimum stay (3-night minimum over major holidays & Spring Break). The base rates for the homes and suites are as follows (based on 2 people staying, for each additional guest its $30 per night per person plus tax, except the Lighthouse is $35 per night per person - rates are based upon occupancy):

If you stay 4 or more nights you'll receive a 10% discount off the base rate of each night. Advance credit card reservation/security deposit of first night's rate required to guarantee reservation. If staying between the first weekend in November to mid-January you will receive a 10% discount as your access to the ranch will be limited due to deer gun hunting season.
Check in & Check out Times
Check in time is is after 4:00 pm, check out time is no later than 11:00 am. Click here to read a complete list of our ranch rules and policies.
Acceptable Forms of Payment
A major credit card will need to be provided for the reservation/security deposit. Your balance will be closed to the credit card on file. If you wish to pay by other means (cash or split the costs with other people in the party on their credit cards) you need to contact us at least 5 days before your arrival to make arrangements, otherwise your stay will be closed out to the card on file. We accept Visa, MasterCard, American Express & Discover credit cards.
Cleaning Fees
Each home/suite has a pass through cleaning fee. The checkout instructions are pretty basic stuff (pull the sheets off the beds and put them in a pillowcase, hang up the towels so they don't mildew, remove all trash from the house/suite, put your dirty dishes in the dishwasher and start, etc.) If the checkout instructions are followed then the respective cleaning fees are:

If you wish to not do the items on the check-out instructions, which is your choice, then please be aware that the stated cleaning fee above as well as an additional cleaning fee will be passed to you. These additional cleaning fees will range from $45 to $145 depending on the house or suite.
ATVs & Mountain Bikes
If you have your own ATV, the trail fee is $30 per night per ATV during your stay at the ranch. The trail fee is charged for all nights that the ATV is on the property, whether you ride it or not on the trails, we do not monitor usage. We do not offer 1-day trail riding to the general public. You must be staying at the ranch in order to bring your own ATVs to use on the trails. However, if you don't own an ATV and want to go on a guided tour you can do this with Enjoy the Mountain (www.enjoythemountain.com). If you have your own mountain bikes, you are more than welcome to bring them and ride the trails during your stay at the ranch.
Dogs & Horses
We are a pet friendly ranch! $30 per night per dog (sorry, no felines). $30 per night per horse. There is a 5 acres of fenced pastures and paddocks next to "The Red House" with a run-in and tack room (you will need to rent the Red House to have your horse on the property). Each home is fenced for "Fido" so you don't have to worry about them running off. Dogs are allowed in the houses and suites as long as they are not left unattended. If you wish to leave them in the house or suite while you go to dinner you are required to bring a crate to put them in when you are away from the house or suite. In order to keep our ranch pet-friendly we kindly ask that you keep pets off the furniture and off the beds. If excess debris/pet hair is found on the linens & furniture the full cleaning fee will be charged to the credit card on file (see our policies for full details). So please help us keep our ranch pet friendly!
Holidays & Spring Break
The five major holidays (Memorial Day, July 4th, Labor Day, Thanksgiving, Christmas) and the two plus weeks of Spring Break (in 2024 from March 1st to March 17th) require at least a 3 night minimum stay.
Policies & Cancellations
Cash and credit cards accepted, all prices are subject to change. Smoking is permitted outside the houses and building. Any damage found would result in the forfeit of your advance credit card reservation/security deposit. Advance credit card reservation/security deposit will be returned when cancellation notice is given at least 30 days prior to arrival date (less $75 in processing fees). If cancelled within 30 days the entire deposit is forfeited unless the cancellation is due to COVID-19. If this is the case, then we are allowing the deposit to be used up to one year as a future stay credit (less $75 for administrative processing fees and less an additional $200 if the cancellation notice is provided less than 72 hours prior to 4pm on the first night of the rental). Once you re-book and you decide to cancel again you will forfeit the deposit. This cancellation policy & the ranch rules & policies becomes effective upon booking your reservation. If you decide to make changes to your reservation during your stay, for instance, leave earlier than your check-out date, no refunds or adjustments will be made.
