HUNTING/RECREATIONAL LEASE INFORMATION 

Lighthouse Hill Ranch is a 2001 acre property 50 minutes west of downtown Austin, 40 minutes north of San Antonio, and about 5 miles south of Johnson City.  The property is easily accessible (it has frontage on highway 281 and highway 290) and has Miller Creek running through it (the creek has been dammed in 2 locations, thereby providing a 5-7 acre lake system).  There are abundant oaks on the property, and also a variety of other trees, including cedar, pecan, mesquite, hackberry, and other varieties.  The property includes a large amount of hills and, consequently, there are also numerous ravines with ample trees that the deer prefer.  There is a large number of springs on the property, some of which have been dammed to create 10 ponds. 

One very unique feature of this lease is that Miller creek is available on a year-round basis to all hunting lessees, and there is a stone hot tub and waterfall grotto that are available for use.  So you can hunt in the day and use the hot tub next to the creek at night.

In addition to deer, there is also turkey, an occasion pig or two, and some doves on the property.  The property is surrounded with normal 7 (low) wire fencing.  Three of the ponds are stocked with catfish and bluegill (and regularly fed) and are available for fishing.  In addition, there's bass fishing in the 5-7 acre creek lake system.

The neighboring properties have similar terrain and are, in general, lightly hunted or in some cases not hunted at all.

In past years about 35-40 deer were harvested per year from the entire 2001 acre property, including numerous 8 and 10 point bucks.

We are looking for a responsible entity or group of hunters who want to substantially exclusively manage, feed, and hunt various tracts on the property.  We envision an initial one year lease and, if things go well, then continuing the lease for a number of years.  In addition to hunting rights in the specific tracts set forth below during deer gun season, the entire 2001 acres will be available outside of deer gun season for use for fishing, swimming, tubing, hiking, skeet shooting, etc. 

We have storage areas that can be used to store equipment, etc. between visits, at your own risk.  There are some existing blinds/feeders on the property that can be used.

Some of the property is already leased.  The remaining property is available for leasing in separate tracts, as follows:

Lighthouse South Tract:  This is a separate 361 acre tract accessible with its own entrance from highway 281 that includes the Log Home during deer gun season.  This tract includes several open areas that are surrounded by areas with significant cover/tree.  The Log Home, which is brand new, has spectacular views and includes 3 bedrooms, 2.5 bathrooms, and a fenced yard (for the dogs).  See www.lighthousehillranch.com/loghome.htm.  It sleeps 6-10.  Because of the terrain, this tract will support 7 guns.  Price $14,500 per year, including use of the Log Home during deer gun season.

Red House Tract:  Approximately 200 acres with Red House during deer gun season.  The Red House has 3 bedrooms, 1 bathroom, and a fenced yard (for the dogs).  It sleeps 6-8.  This tract will support 4-5 guns.  Price $10,500 per year, including use of the Red House during deer gun season.

Lighthouse Tract:  This 288 acre tract is unique in that it includes a large hill, a stocked pond, and, on top of the hill, the 86 foot tall, 4 bedroom, 4 bath Lighthouse (with hot tub, pool, and sports court).  Please see http://www.lighthousehillranch.com/thelighthouse.htm for more information/pictures relating to the lighthouse.  In past years about 5-6 deer were harvested per year from the 288 tract, including 8 and 10 point bucks.  Price:  $13,000, including 7 weekends (Friday to Sunday) of use of the Lighthouse during deer gun season.  Certain other uses during the week are also possible.
